After several days of negotiation, we have finally reached an agreement on the house.
- I added $2,000 to the original listing price for the house.
- The seller will pay $4,571 toward my closing costs.
- The seller will pay $850 to replace the fuse box with a new breaker box.
- The seller will have a termite inspection done.
- The seller will leave the refrigerator, dishwasher, and range with the house.
- The seller will pay up to $300 for any repairs needed at the time of the home inspection.
I now have a contract on the house, and I should be able to close in approximately two weeks! I will post more photos soon, but in the meantime, here’s a sneak peek.

I pulled these photos from the original MLS listing. You will be happy to know that the lawn is now very green and very well groomed!

JT ~ The seller wouldn’t take the other offer. In essence, I had to add $2,000 to the price in order to pick up some of the closing costs myself.

Now, THERE is a big girl house!!!!! Wow! I would have asked the owners to include a lawn mower….with a man attached to it!!!

that is awesome! quite majestic in the way it is set back from and above the street. the columns and crowned front remind me of monticello. and a newly paved driveway i see, great for all the neighborhood kids to skateboard down!
